## Description

Smart contracts represent facility management contracts as code: when performance conditions are met (cleaning report submitted, maintenance completed, sensor value reached), payment is automatically triggered — without a manual verification step. Lünendonk & Hossenfelder analysed automation potentials together with Spie. Result: the solution increases transparency and significantly simplifies verification of protocols and invoice checks.

Many processes in facility management are still manually controlled: proof of performance is submitted by hand, invoices are manually checked, payments are authorised after approval. Lünendonk & Hossenfelder analysed the potentials of blockchain and smart contracts in facility management together with the FM service provider Spie. Smart contracts digitally map service specifications: maintenance intervals, deadlines, inspection protocols, proofs are recorded as parameters in the code. The system independently checks its conditions and executes actions automatically. Two relevant use cases: (1) Technical building equipment: when IoT sensors report maintenance intervals and the maintenance report is confirmed by the technician, payment flows automatically. (2) Maintenance management: sources of error from manual data entry are minimised; manipulation is excluded by blockchain immutability. International associations IBREA and FIBREE promote adoption.
