Leobit Blockchain-based Real Estate Platform

Sector: Tertiary sector · Industry: Housing associations · Organisation: Leobit und ein nicht genanntes Immobilienunternehmen · Maturity level: Production

Leobit developed a blockchain-based real estate platform for an American real estate agency to address transparency and security issues in traditional property transactions. The platform replaces paper-based processes with a secure, transparent, and automated solution enabling direct interactions between buyers and sellers. The project achieved a 20% revenue increase for the partner company, which closed over $20 million in sales in 2021.

Documentation status

Description

Leobit is a Ukrainian software development company that developed a blockchain-based real estate transaction platform as a reference project and published it as a case study on its website.

The Leobit platform addresses the traditional home buying process with its many intermediaries: agents, notaries, banks, land registry offices. Blockchain approach: the buyer enters into a smart contract that holds the purchase price in escrow; the seller transfers the ownership token to the buyer's wallet; upon ownership confirmation, the smart contract releases the purchase payment — this eliminates counterparty risk without a physical notary. Technical stack of the Leobit platform: Ethereum blockchain for smart contracts and token standards; IPFS for decentralized document storage (purchase contracts, land registry extracts); Web3 frontend for buyers and sellers. Leobit published the project as a showcase of their blockchain development expertise at leobit.com/projects. Context: In international comparison, Propy (Ukraine 2017, 100M USD expansion 2025), RealT (Detroit, tokenised real estate from 50 USD) and Lofty AI (Algorand) represent commercial development stages of the same concept.

Perspectives

B2B — organisations perspective

Real estate companies and platform operators can build blockchain-secured home purchase platforms with the Leobit approach — smart contract escrow, token ownership transfer, fewer intermediaries.

B2C — consumers perspective

Homebuyers can carry out ownership transfers digitally and securely through blockchain-based platforms — no physical notary appointment, smart contract protects the purchase price until ownership confirmation.

Employees perspective

Employees in real estate companies benefit from automated administrative processes that reduce repetitive tasks and create more time for customer-focused activities. At the same time, they need to acquire new digital skills in handling blockchain technology.

Technology foundation

The platform uses a hybrid decentralised architecture that combines blockchain technology with Microsoft Azure cloud services. This combination enables immutable and transparent storage of real estate data while ensuring scalability and performance through cloud integration.

Implementation examples

Blockchain real estate platform for Texas real estate agency

The company was looking for a solution to the lack of transparency and high intermediary costs in traditional real estate trading. Digitalisation aimed to reduce administrative costs and increase customer satisfaction.

An established American real estate agency implemented a complete blockchain platform to digitalise their real estate transactions.

The Texas-based real estate agency with over 200 employees and more than 60 years of market experience commissioned Leobit to develop a blockchain-based platform. The company wanted to eliminate paper-based processes and increase transparency for buyers and sellers. The implemented solution uses a hybrid decentralised architecture with Blockchain and Microsoft Azure Cloud Services.

20% revenue increase in the first year, sales exceeding 20 million USD in 2021

The platform solved problems with paper-based processes, lack of data transparency and high administrative costs. Additionally, dependence on intermediaries was reduced and direct buyer-seller interactions enabled.
